Ground Lease Valuation Model v1.3

Updated 27 September 2026. The screenshots are generated from the actual workbook. Illustrative defaults must be replaced and independently reviewed for live decisions.

WHAT THE MODEL DOES

From assumptions to an auditable investment case.

A landlord-perspective DCF for ground leases. It models contracted rent, review intervals, landlord costs, the finite lease term and a separate terminal reversion rather than blending both into one capitalisation assumption.

How to use it

  1. Read the ReadMe and Checks sheets before changing inputs.
  2. Enter ground rent, rent review intervals, landlord costs, the lease term, discount rate and terminal reversion.
  3. Review stepped rent, landlord cash flow and the separate terminal reversion in the annual Forecast. The included term is 1–10 years.
  4. Compare the base and downside cases and review the Sensitivity sheet.
  5. Review each check against its stated expected result, then independently verify assumptions and formulas before using the dashboard.
